What is Title Insurance?
Title insurance is an insurance policy, issued by a title company, that protects you the owner against future losses from possible title defects or encumbrances that existed at the time of closing.
Should an attack be made on your title, the title insurance company agrees to defend and cover you for any claims and/or legal fees that arise out of such problems.

So what do you need to bring to closing?
Typically 1 form of ID, being government issued, although sometimes a lender will ask for two. Your experienced Escrow Officer will be sure to let you know.
Funds to close
If your "cash to close" is less than $1,500, you can write a personal check; anything over will need to be in the form of a Cashiers Check or a Bank Wire.
