Problems with title:  We have the cure (curative)
A person died and now you need to transfer title out of their name.  Depending on the facts, you may need a court order to give you the authority to transfer or sell the property (Probate);
or
only an Affidavit of Heirship with General Warranty Deed is needed.
But If any of the heirs do not easily agree to sign over their interest to you or someone else, then you’ll likely need a Family Settlement Agreement to move the transaction forward.
